The Phoenix Chapter of the Appraisal Institute is sponsoring this very timely and applicable continuing education seminar for appraisers completing residential appraisals and reviews. Mr. Mark Stewart, currently an appraiser and fraud investigator with FNMA in Dallas, TX, will be the instructor. This seminar has been submitted to the AZ Board of Appraisal for approval of three hours of continuing education.
 
The seminar will cover those FNMA guidelines that are the most problematic for the residential appraiser/reviewer in the current market, recent appraisal related policies issued by FNMA, upcoming changes that are on the way, and mortgage and appraisal fraud using actual case studies that will enable the appraiser to recognize varying types of fraud to better protect their work product and reputation.

Upon completion of the seminar, participants will be able to: ·Recognize the "general" sources of market information that may give indications of market trends. ·Recognize a declining market in a local market when it occurs. ·Measure the losses in value in the local markets. ·Apply the measured rate change in the analysis using the cost approach. ·Apply the measured rate change in the analysis using the income capitalization approach. ·Apply the measured rate change in the analysis using the sales comparison approach. ·Recognize current and new creative financing plans for financing of real estate. ·Measure the impact on the sale prices of real estate due to these creative financing plans.
